Snapshot May 2010

TYPE RATE MOVEMENT
Variable 7.36 up
1 Year Fixed 6.89 up
3 Year Fixed 7.89 up
5 Year Fixed 8.19 up

12th May 2010
Budget has been released and as expected it holds little good news in the short term. Cuts have been made to cover expenditure and to reduce the deficit in 3 years and not 6. Interest rates rose just last week and many believe another rise will be announced shortly so what to do?

Fixed rates are still very high so it would be my opinion to get the best variable rate deal you can and hang out.

22nd October 2009
Rates have moved up slightly and the RBA predicts more rises before the end of 2009. With the Australian dollar over US$.90 it is odds on we will get another .25% increase. The higher rates have had an effect on house prices and whilst far from a boom time, there are sign values are increasing but probably only sufficient to regain the losses over the past 2 years.

About Financing

Obtaining finance is just as important as selecting the right home because they both represent the biggest purchases in your life. There are many different things you need to consider and here are just a few,

  • Do I go variable or fixed with my interest rate?
  • Do I go for a short or long term mortgage?
  • Do I use a bank, building society or credit union?
  • Do I need a loan package?
  • Do I have to pay fees?
  • Do I need Foreign Investment approval?
  • Or do you just use the bank your pay goes into?
There is no simple answer and of course any lender will tell you they have the right loan for you so using a Mortgage Broker is a sensible alternative. A Mortgage Broker has access to many lenders, not all, but a lot and they will search for a loan or loan package that suits your individual needs.

Advertising from lenders does not give you the whole story and often the expression the devil is in the detail aptly applies to loans so do not get taking in by glossy ads or what your neighbour said over the BBQ as none of them know your personal requirements.
